AC & Heating
Each room has its own wall-mounted mini-split with a remote.
To use:
- Press POWER to turn on.
- Select MODE and choose COOL or HEAT (do not use AUTO).
- Use the temperature arrows to adjust.
Cooling: 72–76°F recommended. Heating: 68–72°F recommended.
Allow 5–10 minutes for the system to respond. Avoid turning the unit off and on repeatedly.
Important: AC units must never be set below 69°F. If doors are open, turn units off. If a unit is unresponsive, check remote batteries and aim directly at the wall unit. Message us if you need help.
Pool & Spa Heating
Available upon request for an additional fee. Please request heating at least 48 hours prior to arrival.
- Pool: ~80–82°F
- Spa: ~100–102°F
Allow several hours for the pool to reach temperature (longer in cooler months). The spa heats more quickly. Do not adjust heater settings or tamper with pool equipment. No glass near the pool or spa at any time. If both pool and spa heating are reserved, we can alternate between them upon request.
Pool & Spa Safety
Surfaces are slippery when wet. Please follow these rules:
- No jumping or diving.
- No running near the pool or spa.
- No rough play in or around the water.
- No food or glass in the pool and jacuzzi area.
Children must be watched at all times — the pool has no cover.
- Children 11 and under may not use the hot tub.
- Children 12–17 may use the hot tub with adult supervision only.
Intoxicants and bodies of water are a risky combination. You are responsible for the safety of all persons on the property during your stay.
Pool & Spa Cleaning
Please shower and remove makeup and lotions before entering. Do not bring food or drinks near the pool or spa.
We provide comprehensive service; damage or excessive cleaning beyond normal will incur fees. The pool/spa technician services the property every Monday and Thursday.
Supplies
An initial supply of trash liners, toilet paper, paper towels, and soap is provided. Items beyond the initial supply are the guest’s responsibility. Limited cleaning supplies may be available. Towels are stocked below bathroom sinks.
Laundry
Two washer and dryer sets are available.
- Use standard liquid or powder detergent only — no bleach pods.
- Wash similar items together and avoid overloading.
- Load dryers to no more than 50% capacity.
- Clean the lint trap after every dryer cycle.
- If a machine is unbalanced or errors, pause and redistribute items evenly.
Message us if you experience any issues.
Coffee Machine
Breville coffee maker instructions:
- Fill the water tank with fresh water.
- Use the provided mesh filter.
- Add ground coffee (1–2 tablespoons per cup).
- Insert the basket fully.
- Press power to brew.
Use ground coffee only. After brewing, discard grounds and rinse the filter basket. If a descale message or error appears, notify us.
WiFi

Do not power off, unplug, or adjust the modem or satellite radio equipment unless instructed by a manager, owner, or Mojave WiFi employee. Damage due to disregard of these rules may result in replacement fees starting at $200.
TV & Sound System
Use your own streaming accounts on the Smart TVs and remember to log out at checkout.
Sonos sound system:
- Turn on the TV; the soundbar will connect to TV audio.
- Adjust volume with the TV remote.
- To stream music, open the Sonos app on your phone while connected to the home WiFi.
Do not unplug, reset, or factory reset any Sonos equipment.
Outdoor Firepit
- Ensure the gas valve is on.
- Turn the control knob to ignite and use a lighter to light.
- Adjust the flame as desired.
Safety: If you smell gas, turn everything off immediately and notify us. Turn the firepit completely off after each use (knob to OFF and gas supply fully shut). Never leave fires unattended and do not place objects or paper into the firepit.
BBQ Grill
- Open the lid before turning on gas.
- Turn the gas knob to ignite and press the ignition button.
- Adjust burners to desired temperature.
Safety: Never light with the lid closed. Never leave the grill unattended. After cooking, turn all burners OFF, shut the gas supply OFF, and allow to cool before closing the lid. Use grilling utensils only; do not use foil directly on the grates. Message us if lighting is difficult.
Fire Safety
- No fireworks, firearms, or lit candles anywhere on the property.
- Any cost from a Fire Department visit due to guest-caused incidents is the guest’s responsibility.
Trash & Recycling
Bag all household trash and place inside designated exterior bins with lids fully closed and latched. Place clean, dry recyclables in marked recycling bins.
If your stay overlaps with collection day, our team handles bins. If bins are full, notify us for an extra pickup.
Do not leave loose trash outside bins; it attracts wildlife and will incur additional cleaning fees.
No Smoking
Smoking is strictly prohibited anywhere on the property — indoors and outdoors. This includes cigarettes, cigars, vaping, marijuana, and any other smoke-producing substances. Smoking inside the home or near entryways may result in significant cleaning fees; discarded butts or debris will also incur charges.
Extra Guests
No more than the contracted number of people may be on the property. Request permission before inviting others.
Violation: Minimum $200 fine per extra guest per night; may result in immediate eviction and forfeiture of security deposit.
Noise
Sound travels far in the desert. Keep music and voices at respectful levels at all times.
County ordinance: No amplified music or loud noises outdoors after 10 PM.
Photo Shoots
Personal photography for private use is welcome.
Not permitted without prior written approval: professional photography, commercial shoots, brand campaigns, influencer content, workshops, or styled shoots. Unauthorized commercial activity may result in reservation termination and additional charges.
Electrical Usage
Be mindful of the desert environment: turn off lights, fans, and AC in rooms not in use. Turn off all lights and AC when leaving the home.
Wildlife Safety
Joshua Tree is wilderness — wildlife is common and some animals can be dangerous.
- Treat nature with respect at all times.
- Do not leave food outside.
- Do not leave food out overnight indoors.
- Do not allow children to explore unattended.
You are responsible for your safety and that of others on the property.
Dark Skies
Do not leave exterior lights on overnight. Light pollution affects stargazing. Step outside after dark — the Milky Way is often visible.
Water & Septic
Water is limited; keep showers short to avoid running out of hot water.
- We are on a septic system: throw all food particles and coffee grounds in the trash.
- Only water and minimal toilet paper down drains. No wipes or artificial materials (wipes go in the trash).
- Guest-caused septic issues requiring a plumber are the guest’s responsibility.
Checkout & Condition
Leave the premises and contents neat and tidy, as found at check-in.
- Excessively messy homes will incur extra cleaning fees.
- Late checkout: $100 per hour unless previously arranged.
Security Deposit
Deductions may include, but are not limited to:
- Missing or irreparably soiled linens and towels.
- Small breakage (glasses, plates, etc.).
- Missing items from the house.
- Items damaged or stained beyond repair.
- Unregistered additional guests.
- Late checkout ($100/hour).
- Pool/jacuzzi cleaning for excessively dirty water.
- Hourly management fees for claims or excessive visits.
- Any signs of smoking.
Security deposit starts at $2,500. For groups over 12 guests, the deposit is doubled to $5,000.
Liability
The owner and manager assume no liability for loss, damage, or injury to persons or personal property. They also accept no liability for inconveniences, damage, loss, or injury from temporary outages of water, gas, WiFi, electricity, or plumbing, or due to weather, natural disasters, or other reasons beyond control. Please report maintenance needs promptly; we will respond as quickly as possible.
Obey the Law
Guests and visitors must obey all State of California and local laws while on the premises. Failure to abide by the law or house rules may result in being asked to vacate and forfeiture of rents and deposits.
